Commercial Property

Whether you are a landlord or tenant, occupier, investor or funder, as experienced building surveyors we have the technical and commercial skills needed to provide professional advice through the whole property lifecycle across all building types. Our services include:

Commercial Building Surveys

Providing technical and due diligence for purchasing or leasing a property so that all areas of risks associated with the construction of the property are understood. A commercial building survey also involves reviewing any legal and building documents available that relates to the construction, maintenance and management. In relation to leasehold acquisitions advice is provided on building-related lease covenants and potential service charge expenditure, so that no unplanned capital expenditure occurs.

Internal Fit-out and Alterations

We can design and project manage your workplace fit-out or refurbishment. We ensure space efficiency is maximised, the work environment is attractive, comfortable and functional, and that construction timescales and budgets are adhered to.

Building Maintenance: Careful planning of building maintenance is essential to minimise disruption and manage capital expenditure. From single defects to planned maintenance programmes we advise on and implement building repairs and maintenance. We also coordinate with building engineers to assist with structural and building services matters.

Condition Surveys: condition surveys and schedules of condition are needed for a variety of reasons. Schedules of Condition are vital to limit a tenant's repairing liability under the terms of a lease. These need to be prepared in detail and with care to ensure they accurately describe the condition, so that no dilapidation claim can be made for disrepair that occurred before the start of the lease.

Development and Finance Monitoring: whether you are an investor or funder financing works, or proposing to acquire a development, we can monitor the construction works and finance to ensure your interests are protected.

Dilapidations: providing advice to landlords and tenants, assessing dilapidation liability and advising on dilapidation strategies, preparing schedules of dilapidation and negotiating settlement of claims.

Licence for Alterations: acting for landlords we advise on the landlord’s approval of tenants proposed alterations to ensure they are permitted under the terms of the lease and are not detrimental to the property or other occupiers.

Reinstatement Cost Assessments: assessing the rebuild costs for insurance purposes.

Party Wall and Neighbourly Matters: acting for both Building Owners and Adjoining Owners to successfully enable building works under the Party Wall Etc Act 1996.
