Asbestos Management

Asbestos is a versatile, robust and durable material used extensively in building, most particularly between 1950 and 1980. The effects of exposure to Asbestos fibres as a cause of serious and terminal conditions is well-known and the material can no longer be used in the U.K. However Asbestos containing materials are still widespread in existing buildings and so the person with legal responsibility for a property (the Dutyholder) has an obligation to identify and manage Asbestos.

We can advise you on your duties, organise Asbestos surveys and produce an Asbestos Management Plan.

CDM Principal Designer

The Construction (Design & Management) Regulations (C.D.M.) is a set of Health & Safety regulations intended to ensure safety in the construction, maintenance and the use of buildings. For building work over a certain duration or involving a specific number of contractors on-site simultaneously it is necessary to follow a set procedure, for which the Client must engage a Principal Designer, with the main building contractor also having set obligations in their role as the Principal Contractor. Subject to the specifics of the works, it may be necessary to issue a Notice to the Health & Safety Executive, in advance of commencement.

We can act as C.D.M. Principal Designer, normally alongside our separate role as Contract Administrator for building or maintenance works projects.

Fire Risk Assessments

The Regulatory Reform (Fire Safety) Order 2006 imposes a legal duty on “The Responsible Person” for commercial buildings and for the common parts to blocks of flats to have a Fire Risk Assessment and to consider and act upon the significant findings of that assessment; it must also be regularly reviewed. We can assist in undertaking or obtaining a Fire Risk Assessment, advising on its findings and in dealing with the physical works arising from it.
